MINUTES OF ANNUAL MEETING FEBRUARY 12, 2011
SOUTH COASTAL CULTURAL CENTER
Meeting called to order. Board members present: Nancy, Tony, Crystal, Deb, Butch, Leslie, and Elaine.
TREASURERS REPORT: Fran presented the 2011 budget for approval. HOA assessments will remain at $650. The budget includes granting a total of $5255 in credits to the pool watchers and cleaners. There are two past due accounts: Units #74 and #48. New expenses for 2011 include replacing one of the pond aerators and adding curbside recycling in April. By holding assessments at $650 per household, there will be less going into reserves.
A motion was made for approval of the budget with unanimous approval.
ARCHITECTURE COMMITTEE: Jerry presented the process for homeowners seeking approval for construction changes or additions to their units. The committee meets on the second Thursday of each month and will act on(most)requests within 30 days. The application is on the web site and must be submitted for everything from decks, roofs, additions, porches, fences, and repainting. There is usually a fee of $15 per application, although some changes will not require a fee. All projects must adhere to the covenants of the HOA and a plan/drawing must be submitted. (Note: the fee for expedited applications is $65). The Key West style homes in Half Moon Bay which have metal roofs have experienced some problems with wear and tear on the fasteners.Information on this problem was gathered by the committee when a homeowner requested changing the metal roof to non metal; the request was denied due to architechtural integrity, but options on metal roof maintenance were compiled and presented to the owner and sent to Half Moon Bay homeowners.
LANDSCAPING: Tony stated that there will be no projects this year due to budget constraints.
POOL: Pool expenses for 2010 were higher than budgetted due to the higher chlorine usage due the abundance of sunny days; also fence repair was required to fix damage caused by break ins. There will be a new pool company in 2011, but cost will remain the same, except service call will be cheaper. Marion reported on the pool volunteers. Sign up for this season will be April 16, 2011 at pool house at 1PM.
POONDS/DRAINAGE: New aerator will be $1,100. The cost of repairing it was prohibited versus cost of new one. Envirotech will remain our pond maintenance contractors for 2011. There were questions about appearance of ponds at back entrance; they are have owned by HOA and by homeowners.
ROADS: Two major sections were replaced on Monterray and East Hampton in 2010 and a minor section on North Hampton Circle. Roads will be reviewed in spring of 2011.
