JULY MINUTES

BOARD OF DIRECTORS MEETING

JULY 19, 2008

     BOARD MEMBERS PRESENT: Nancy, Tony, Joe, Jim, Deb, Elaine, Butch.

      Board approved appointment of Butch T to Board to replace Rudy, who resigned for personal reasons.(Butch had been runner up in last election)

     TREASURERS REPORT:  Fran reported three homeowers were still delinquent for 2008. Interest, arch fees, transfer fees and late fees will make up some of the difference. Treasurer concerned about stability of banks in general and would like to move some reserves to another institution in early 2009,  so all money is fully protected by FDIC 100,000 limitation. HOA is within 2008 budget and there are still some funds available for landscaping projects.

     ARC COMMITTEE:  Jim N will replace Mike M on committee. Bob F reported that 171 is neglected and committee will send letter to owner with pictures. 4 requests this month, 3 approved, one disapproved for tree removal. Grass cutting at 70 still an issue as well as delinquent assessment; will turn over to our attorney. Damaged fence at 69/70. Whose responsibility?

     DRAINAGE:  Newport Village project (estimated cost $3240) still pending approval from Board for spring 2009. Other projects at East Hampton and Jamestown  deemed  not to be as serious.

    LANDSCAPING: Need volunteer for dead and dangerous tree inspection. Will get an estimate for a seating area around Pond #3. Board approved a  2009 budget for fence installation between Clearwater and Bethany Breeze/Meadows to deter trespassers; if it can be done for under $9000.

  PONDS: Will ask Envirotech to string goose wires on Pond #1 and to take out excess bayberry bushes.

  POOL: New volunteer Doug P. will replace Rudy as a pool cleaner. Thanks to Jack M for his work on leak in pump room.

 OPEN DISCUSSION: Perhaps a good idea to inform homeowners of service line insurance from Tidewater Utilites, as builder probably used cheapest pipe. Board wants ARC to discuss basketball nets. A resident wants to submit a bid for grass cutting. HOA policy has been to not do business with homeowners but if he has a business license and insurance Board will look at a bid.as present contract is up this year. (NOTE: This turned out to be incorrect; current contract goes through 2009)Another resident who is a real estate agent wants to prepare the newsletter at her cost and include advertising for her business. Will discuss.
