This shall clarify fines and penalties for Covenant violations, specifically those involving yard and maintenance issues.

it is not the intent of the Board to impose undue hardships on homeowners by assessing fines. Our intent is to encourage all homeowners to maintain a neat and well cared for community. Our intent also is to reduce or eliminate repeated offenses. See: Covenants Article V, Sections 5.1-5.3.


         Lawns are to be kept trimmed at all times; growing season can be April to October.
      
         Lawns exceeding 8 " shall be in violation.

         Yards are to be kept free of debris; fences and wood trim shall be painted and in good condition;
        
         Driveways are to be kept free of weeds; trees shall be trimmed and not posing any dangers

         FINES (Applicable to any Covenant violation)

          $50 if violation is not remedied within 2 weeks of notification

          $100 if violation is not remedied within one month of original notification

          $200 if violation is not remedied within two months of original notification

          $500 thereafter, each two month period condition is not remedied.


If no resolution is reached and fines remain unpaid, the Association will refer the
matter to our attorneys. Legal costs will accrue to the homeowner.
