MINUTES
NOVEMBER 21, 2009 BOARD OF DIRECTORS MEETING
BOARD MEMBERS PRESENT: Joe, Nancy, Debbie, Crystal, Butch and Elaine.
TREASURER'S REPORT: All 2010 budget items have been submitted. Any pool house expansion will NOT be in the budget. These type of expense should from a fund of money put aside. Currently there is no reserve planning for a pool house renovation.Perhaps consider establish one in future. Also may need to reconsider re-building pond reserve: if dredging ever became necessary or to replace aerators.
Legal action will be taken against Unit 206 for non payment; Unit 48 currently protected by bankruptcy; We hold a lien on Unit 74; and Unit 40 is also unpaid. The only four in arrears.Will investigate if we can place a lien on Unit 70 for unpaid fines only.
A motion to Approve the 2010 Budget was approved 6-0.
ARC REPORT: Unit 63 and Unit 89 began a project for paving driveway and relandscaping without prior approval. Contractors were required to submit applications, and homeowners were fined. Committee reminds that every change to outside of unit requires pre approval but fee will only be applied to changes to original construction. Will followup with fine for Unit 73.
LANDSCAPING: There is money in budget for bushes at end of "Bethany Breeze" fence. New public lighting at end of Blue Herron and Mulberry will also be in 2010 budget.
POOL: New stone in parking lot in 2010 budget. Any other pool equipment will come out of reserves.
PONDS: Will reconsider rebuilding reserve for ponds and drainage. The homeowner who wanted to see more work on Blue Heron project was not present with his request.
TREES: Butch will follow up to see if any new tree damage after storm.
OLD BUSINESS:
1.Re -Sale Certificate: Fran is working on the imput from Bob C and prepairng a boiler plate form.
2. Clearwater Current info due by December 1st.
3. Will not discuss Blue Heron project unless homeowner comes to meeting.
4. Four upcoming vacancies on Board: Joe, Tony, Butch, Elaine.
5. Food Bank Drive: Bring food to Annual Meeting.
NEW BUSINESS:
1.Doggie Dew Stations: not much interest.
2. Horse Shoe Pit : Volunteers go for it.
