MINUTES OF BOARD OF DIRECTORS MEETING

FEBRUARY 21, 2009

BOARD MEMBERS PRESENT: Joe, Nancy, Butch, Deb, Crystal. Elaine

TREASURERS REPORT: Annual assessments due March 15 without penalty. Approximately 50 percent received to date.(NOTE: the HOA has applied for and received authority to apply liens to properties for unpaid assessments, without an attorney.)

ARCH REPORT: Units 5, 48, 52, and 73 to be sent letters re: commercial vehicles. Unit 183 to be sent letter re non conforming fence. Unit 29 to be contacted re parking on grass.

DRAINAGE: White wooden curbs to be removed from Half Moon Bay in Spring. One homeowner has requested that hers not be removed and that she will maintain them. Request was denied as HOA would eventually have to maintain them in some way and that it was most practical to have all removed now .

LANDSCAPING: Wooden fencing was removed from Double Bridges entrance as it was rotten. Board wished to replace with vegetation but several homeowners who wished for fence replacement, for among other things, safety issues, were allowed to get a bid for a vinyl fence. Dead trees have been marked, and trees in East Hampton ditch have been added to project ,to cost $2600 per day for two days of work.

POOL: Work on pump room to be completed in next several months. Pool will open May 23rd. Pool will be smoke free this year. Pool watchers coordinators will be Miriam. Lucille and Fran this year. Pool sign up will be May 16th at 1PM ( NOTE: LATER CHANGED TO NOON). This year is someone is choosing for someone else, the proxy must wait to all who are present have signed up.

PONDS: Aerators to go in April 1st.

ROADS: Mike is getting lining up this year's work on Anna Maria, Oceanside Parkway, Naples and South Oaks, North Hampton, East Hampton and repair of speed bumps. Approx cost $30,000, from Reserves.

OLD BUSINESS: Fence between Clearwater and Bethany Meadows/Breeze is on hold due to right of way fees to Delmarva Power. SInce the need for this fence is tresspassers from Bethany Meadows/Breeze, a possibility is contacting their HOA.

NEW BUSINESS:  Jeff J. to chair committee on By Laws. Committee will ascertain what has been recorded in Georgetown.

Discussion of possible addition to Pool house.
