MINUTES OF MAY 23, 2009 BOARD MEETING

BOARD MEMBERS PRESENT: Joe, Nancy, Tony, Butch, Deb, Crystal, and Elaine

Minutes from April 18, 2009 meeting read and approved.

TREASURER'S REPORT: Fran reported that 28 homeowners still owe 2009 assessments. Total outstanding: $22,904.

ARCHITECTURE REPORT: Members are now: Tom N.,Bob K., Jim and/or Donna N., Jerry L. and Fran. Was reported that unit 142 was given permission to re -side house in vinyl and to move fence out to property line. 189 was given permission to add screen porch to back deck. Unit 24 was given permission to install pre-fab garage at end of driveway provided Sussex County building permit could be obtained; there was concern that a pre-fab garage was really an over sized shed and violated shed policy but as another exists in community it had to be approved. There was also concern that as a garage it would be too close to property line. Will allow Sussex County to decide. Committee defered on prohibiting clothes lines as it believes in solar power.

DRAINAGE: L&H has completed drainage repair in Newport Village; East Hampton Lane and Jamestown Circle. All are working well.

LANDSCAPING: Current contracts with landscapers expire at end of 2009. Will contract next year for one vendor: cutting and maintenance, and weeding under one contract. RFP form is being drafted.

POOL: Pool opens 5/23. Pool volunteers are set.

PONDS: Aerators do their work during night hours. Too expensive to run 24 hours just for appearance. Timers to be set to run 6pm to 10 am to be effective and give some ambient enjoyment.

ROADS: Too wet for repaving project. Likely to be after Labor Day at this point.

OLD BUSINESS: Still trying to get some feedback from Delmarva Power re "Bethany Breeze" fence. Possibility of joining with Bethany Breeze HOA for this project. Still investigating speed traps in community.

NEW BUSINESS: Crystal to be in charge of maintenance letters and fines.
