JUNE MINUTES

                                                 BOARD OF DIRECTORS

                                                      JUNE 21, 2008

Board members present: Nancy, Tony, Jim, Deb and Elaine.

TREASURERS REPORT:Fran reported that all HOA payables are current. As for receivables, there are still 4 homeowners who have not paid. One of these owners is on the verge of foreclosure. Our attorney will do what is necessary to protect our interests. Of the letters sent to owners for not cutting grass, three of the four will have penalties waived as they the necessary maintenance was performed on time.

ARCHITECTURE COMMITTEE: Fran gave report. Mike has resigned from committee. 16 requests were approved this month, including the 10 units that are replacing wood fencing with equivalent vinyl fencing.

 

DRAINAGE COMMITTEE: Proposal for drainage corrections on East Jamestown and Newport Village is still on the table for discussion.

LANDSCAPING:  Tony reported that the damaged tree around the utility station up front will be taken down.

PONDS: Still having problems with one aerator in Pond #2. Will follow up on this with Envirotech and also why goose control ( wires) was not established in Pond #1. ( Side note: our insurance company is requiring more NO SWIMMING etc signs around ponds). Fran will order signs; Rich has volunteered to install.

ROADS AND SIDEWALKS:  There is a puddling problem on a man hole cover on Hampton Circle. Belongs to Sussex County, will follow up with them as to problem.

POOL: Automatic chlorinator will be installed. Old deck repair problem corrected. Rudy has resigned from pool cleaning committee.

TENNIS COURTS: Estimates from Bishop tennis were beyond our present budget. Will ask them if there are ways to reduce this.

SOCIAL:Community yard sale June 28th. Opening pool party was a HUGE success; over 110 people. Biggest crowd ever. Will order a new sign for community covered dish suppers as the old ones were stolen!!!

OPEN DISCUSSION:  A homeowner is concerned about unit 176. Long term tenants are in home who have late night parties . Also own dogs which cause nuisance in community.Board advised that HOA has little jurisdiction over this; covenants do not cover noise and there is no Sussex County regulation about noise (yet). HOA can make any issue over dogs. Board advised homeowner who is concerned that they should call police if they are affected or animal control.

Nancy has a volunteer to replace Rudy on Board.. Our HOA has joined CAI, Community Assocaitions Institute.
